This chart is probably not surprising. It shows the average Lake Vermilion home/cabin sales price from 1994 through 2002. The range of sale prices over that period was from $19,000 to $1,250,000. The trend does continue through 2003 with the average up significantly.
The common question is, of course, "Will this trend continue?"
Most people would agree the short answer is, "Yes". A qualified "Yes" because there can be no guarantee. But a market with more active buyers than sellers will continue to put upward pressure on property values.
Buying now should lock you in for future gains in value! Selling now should allow you to realize accumulated gain in value!

The January 22nd Snow Depth Map shows 18"+ on the ground. And with the storm that rolled through on Sunday/Monday you could probably add another 4-6" on to that number.
FYI, the historical snowfall extremes in the State of Minnesota are posted by the National Climatic Data Center here.
The photo shows a snowfall depth that is personally significant to me. This is the depth of the snow bank next to my garage. Let it snow.

This first birthday is a good time to announce a new feature that should appear frequently on these pages.
I know many visitors have used this webpage to help in their real estate search. Starting today, I will begin posting new property offerings as they appear on the internet, the Multiple Listing Service, or any other source. I hope this will be a faster way to preview newly listed property that might be of interest to you. These will be listings of all property types... lakeshore, rural land, homes, cabins, businesses, and all others. The one common attribute of all the listings is they will be located on or near Lake Vermilion. You could see, for example, a farm near Orr, MN, a home on Lake Vermilion's Niles Bay, or a riverfront building lot near Ely. I'll be in class for a couple more days. I will be back home on the lake at week's end. Between the classroom and the daily commute there aren't many worthy photo opportunities. We often burn a little firewood when the nights are in the subzero range. (That sounds Minnesotan.) You occasionally hear people comment on how wood heat is a "nice heat". (That also sounds Minnesotan.) But it's true. Wood heat feels nice, looks nice, sounds nice, and even smells nice. It can be a welcome compliment to the darkened and confined activities of northern Minnesota nights.

A visit onto the clear and crisp surface of the lake will give you little indication we are accelerating into a new year. Conditions on the lake are pretty static. At least today they were.
I like the "fresh start" aspect of January. A new year. A fresh start.
The local real estate market should be very active in 2004. The general interest in Lake Vermilion area property should continue to grow. That includes all lakeshore types (developed and undeveloped) on all area lakes, vacant recreational acreage, and rural cabins. The only sluggish property category in 2003 was residential property (rural and in-town). I expect activity on these properties would improve in 2004. Interest rates are still low. Local lenders are eager to finance.
The time to start your 2004 property search is now. Yes, in January. A prepared buyer is a confident buyer. The same is true for sellers. The winter months can be a great time to prepare for a sale. It looks like we're in for a stretch of good ol' fashioned sub-zero temperatures. As I type this the temperature is hovering around zero with a refreshing westerly wind up to 20 MPH. Not preferred conditions for man nor beast... unless maybe you're a penguin.
I would assume these are the kind of outdoor conditions a penguin would take in stride. I wonder if a penguin would make a good pet? On a winter day like this, a penguin might provide great companionship. You could go for slow walks and maybe even take him down to the lake for a swim.
That's pretty far fetched. Or... is it?
