Recently, within numerous topics, the words “negotiation” and “compromise” have become very popular.

The current local real estate market contains a high level of negotiation and compromise.  When urgency is reduced both Buyers and Sellers are more deliberate in the offer and counteroffer process.  That’s understandable because concessions to the other party can be difficult to accept.

There are exceptions to an extended negotiation (“No, I am not interested in selling at that price.  Thanks, anyway.”) but many Buyers are expecting current market conditions will allow a lower purchase price.  Sellers, not surprisingly, are less enthusiastic about that fact.

Of course, not all negotiations result in a mutual agreement.  The individual needs of each party, in some cases, do not overlap.  But it’s typically through negotiation that this becomes known.

In the current market, the whole offer process falls into the “nothing ventured, nothing gained” category.  It may be messy but, in the end, a successful negotiation can be a happy ending for Buyer and Seller.

Let’s negotiate.

Thanks to all who stop in here at the ol’ website.  I appreciate all who take the time to use the information posted here.

Recently, there’s been considerable time spent on the road and on the water so I have not been able to update here as often as I would normally prefer.

The listings on the right are refreshed every few days.  I should mention that listings in the “road access” categories currently contain some properties that do not fit their group.  Our MLS system has a glitch that does not allow me to edit a selected group of properties.  I’m sure that’s a temporary issue.  Update:  The problem has been corrected.

We ♥ Graphs (June 2011 Edition).

Here’s the June graph that compares year to date completed sales activity for all transactions on Lake Vermilion (including homes, cabins, and lots) since 2005.

June 2011 was a typical month when compared to 2010, 2009, 2007, and 2003.  The months of June in 2008 and 2006 were unusually active with 2006 sprinting into an overall mid-year lead.  I predict that next month will see 2011 close the gap on 2006.  Stay tuned.
