Let’s Dance.

February 22, 2011

A few year’s back, when I was in my late teens, the mechanics of socializing with the opposite sex was well defined. One of the choice venues for opposite gender cruising was the junior or senior high dance. At these events, it was widely accepted and well known that the only route to the dance floor was via a toe to toe invitation from the boy to the girl. No substitute procedures recognized or allowed.

Today, via mostly observation, I have noted the methods utilized to gain the dance floor are largely without boundary. There’s no sense to list the potential options because nothing seems optional. Any and all combination of gender, number, formation, and skill enjoy the pleasure of popular music and social dance.

In a strained attempt to relate that anecdote to real estate, consider this. Buyers nearly always invite the Sellers to “dance”… via an offer to buy.  But, in a partially gridlocked market, it may be an option for Buyer and Seller to reverse their roles.  For some Sellers it may be effective to invite the Buyers to “dance”.

This article in the Star Tribune tells the story of a successful transaction with that exact scenario.

The North Poll.

February 8, 2011

The real estate market is an ever evolving combination of participants, influences, and timing. Buyers and Sellers can find it difficult to keep informed about market details. Here’s a poll that might assist with our insight.

If you’re a Buyer or a Seller, please take a minute to indicate your current position and then check back to view the results.

Thanks much!

We ♥ Graphs (January 2011 Edition).

February 7, 2011

Normally, I would wait until the end of the year to compare the current year sales activity to activity in previous years.

Why wait until then?

At the end of each 2011 month I’ll update this graph to show how YTD sales compare month to month.  That might allow a more proactive viewpoint of where our market is trending.

These numbers will reflect actual completed sales transactions on Lake Vermilion.  Other sales will not be included but the Lake Vermilion activity should be a good reflection of our total area real estate market.
