Our Woodland Friends.

Sometimes it’s easy to forget that the wooded areas in which we live contain critters other than ourselves.  This certainly is the case within the forests in Northeast Minnesota including the woods in the Lake Vermilion area.

Today, trail cameras give us a convenient and efficient observation window into woodland critter activity. One of the best opportunities for a trail camera to record the presence of our elusive neighbors is over a dining opportunity.

Such was the case over the last week or two at a location near Lake Vermilion where a trail camera snapped a group of photos that reveal a sampling of our diverse neighborhood.  Click on this link to see what the trail cam captured.

Buying real estate can be an intimidating process.

It’s intimidating because it’s a significant life event in which most of us have little experience. But buying real estate does not have to be an anxiety ridden experience. In fact, it can be just the opposite. The key is planning and preparation. Fortunately, for current potential Buyers, the real estate market is allowing time for both planning and preparation.

So… with reference to our local market, here is a condensed but functional plan and check list to insure a pleasing purchase.

1)  Spend time online. Educate yourself about the market.
2)  Continually refine and prioritize your interests.
3)  Make a list of potential properties.
4)  Continually refine that list.
5)  Contact an agent early in the process.
6)  Communicate with your agent about your interests and share your property list.
7)  Ask your agent to refine and enhance your list.
8)  Schedule a tour of selected properties.
9)  Select a property of choice.
10)  Make an offer & successfully close the purchase with the help of your agent.

Repeat the process, if necessary.

On Average.

A typical Summer season will see about 70 to 100+ cabins and homes offered for sale on Lake Vermilion.  Every one of those properties is unique onto itself.

What would an average Lake Vermilion lakeshore property look like?  Using information from the current “For Sale” inventory here’s a snapshot of this non-existent average property (including the total range of values for each):

Here’s the March graph that compares year to date completed sales activity for all transactions on Lake Vermilion (including homes, cabins, and lots).

The number of sales will start to increase as we enter April. As we progress through the year It will be interesting to how 2011 compares to 2005-2010. That period gave us the best and the worst real estate markets within a relatively short time span.
