Ice In.

Lake Vermilion is working hard on it’s winter season ice cover.

As of this morning, most of the smaller bays have ice and the larger bays were vaporizing their remaining latent heat.  Lakes in our area stay ice covered for approximately 5 months of the year.  If Lake Vermilion were to completely freeze tonight it would typically remain frozen until April 28th of next year.

FYI… that would be a total of 5 months and 7 days, or 159 days, or 3,816 hours, or 228,960 minutes, or 13,737,600 seconds.

Update:  As of 11/29/2011 the lake is not completely iced over.

A Friday Note Or Two.

A few last minute Friday notes:

1)  Here’s a quick graph that shows year to date lake shore sales on select Lake Vermilion area lakes.  The impact of Lake Vermilion’s size, location, and notoriety are evident. (Information is sourced from the local MLS service.)

2)  The local Minnesota Whitetail Deer season is underway and the success rate of area hunters is below average.  Not surprisingly, this issue appears to have had minimal impact on the overall social aspect of hunter activity.

3)  On a technical note, Google has “improved” their RSS feed service called Google Reader.  The “improvements”, which are an attempt to enhance Google’s social networking efforts, no longer allow sharing of selected web content.  Therefore, the “Lake Vermilion News” feed, on the left side of this webpage, will not update until Google’s “improvements” are unimproved or another feed is found to replace the former Google service.

Update: The LVRE.com webmaster has restored “Lake Vermilion News” with a creative workaround. News articles are now posted via WordPress.  Those selected articles are now sourced from a replacement non-Google RSS feed reader. Google that, Google. (Thanks, Than.)

It’s the fourth quarter and the clock is running!

Here’s the October graph that compares year to date completed sales activity for all transactions on Lake Vermilion (including homes, cabins, and lots) since 2005.

This sales activity on Lake Vermilion this past October was as good as any October since 2005!

It would be encouraging to see 2011 finish with more completed sales than 2010. Obviously, November and December will tell the story.

I predict a a photo finish.

(And, yes, I know the graph looks very similar to these socks.)

A Buyer’s Story.

About 15 months ago I got a phone call.  It was a call from a person interested in the Lake Vermilion area real estate market.

The caller indicated they were somewhat familiar with Lake Vermilion and might consider a real estate purchase.  She had visited the lake as a child and her husband loved to fish.  She had memories, he had unused bait.

These very nice people lived out of state.  They were busy professional folks whose lives were filled with work, travel, school, and family activities.  They were not quite retirement age but they had determined it might be a good time to consider a retirement home purchase.

So we started the process to find a Lake Vermilion home.

These Buyers were relentless and persistent in their pursuit of the right property.    During the 15 months of our combined efforts they made 6 individual trips to visit and view homes of possible interest.  They considered and researched dozens of homes and viewed selected homes during each visit.  We sent and received 120 email messages, countless phone messages and phone calls.  We exchanged 2 edited tour maps.  They rented boats and motel rooms.  I would guess they drove about 6000 total miles during all hours of the day and night.  At times, they wore themselves out.

There is a lesson to be learned from these Buyers.

They took the time to understand their needs and wants.  They were realistic and practical.  They knew they did not need to find the perfect home.  They dedicated the time and resources to get the job done.  And, most importantly, they stuck with it.

Well… long story short, they found their Lake Vermilion home.  The transaction closed a few weeks ago.

They’re very excited and looking forward to future days on the lake.  It’s very easy to be happy for this family.

They deserved a happy ending and a happy ending it was.  Welcome to Lake Vermilion.
